1984 Irwin 38-2 Sloop Rigged Sailboat. Center board, 4'6" draft.

This is a perfect liveaboard sailboat and the only affordable way to live in the Florida Keys!

PRICE DROP!

The center cockpit layout allows for a large aft cabin with ample headroom throughout the entire vessel.

Starting with the cabin, as stated there is a large aft cabin with a separate head and shower. The galley is located on the port side midship, a large navigation station is located opposite on starboard side with the doghouse located between that contains the Perkins 4108 diesel as well as many other sub systems.

The large main cabin with two settees, port and starboard, has ample natural lighting through large port windows as well as plenty of headroom.

There is also a V-Berth with a forward head for additional sleeping or storage.

Additional features and upgrades as follows below, please refer to the pictures.

Sail Arch:

A new Atlantic Towers Sailing Arch is installed on the aft deck. It’s designed, fabricated, and welded into a two-piece frame for solar array that mounts atop the Arch. This piece cradles two (2) 245W by 24V solar panels. These panels and frames were constructed where they can be easily disassembled and broke down-stowed in case of storms, etc. The sail Arch also has a set of Davits for a sailing dingy, complete with blocks and rigging to raise and lower. There is an engine hoist with an 8 to 1 purchase, located under the solar panels. The dingy is a 'Walker Bay 10' complete with a sailing kit, which includes sail, mast, boom, dagger board, rebuilt rudder, and oars. The sail, rudder, and dagger have been stored inside and out of the sunlight.

The solar panels have a disconnect immediately after power enters aft cabin in the headboard. Power is routed behind salon seating, port side to an MPPT Solar Controller where power is converted to 12V, regulated (including temperature sensor), and then sent to House Batter Bank. An additional remote display/ control panel is located in the Navigation Station Electrical Distribution for easy viewing and access to set up and controls..

A newer battery charger has been added to the Starboard Solon behind the seating in the cubby. This has the capability to simultaneously charge 3 banks of different types of batteries. This currently charges the house bank as well as the Gel Engine Battery. A second charger display/controller is remotely mounted in the new navigation center for easy viewing/ set up and changes.

Electrical Upgrades:

There are now two (2) 30 amp receptacles (We added one and pulled new 10 AWG Marine Wire for both the existing and new circuits.) Both are located @ exterior starboard cockpit for shore power connection, and both have new 30A disconnects inside Starboard Cubby as per ABYC regulations.

New Blue Sea DC Panel. Model 8380. Located at the Navigation Center.

Re route/ re-run all DC circuits. Any wire that was inaccessible to re-run was spliced on proper terminal strips behind the original panel @ Dog House and are accessible. All runs are properly fused or on proper breakers. There are additional breaker slots on the panel for future expansion/additional circuits.

New 30A Blue Sea AC panel model 8074. Located at the Navigation Center.

Re route/ Re wire all AC circuits. Any wire that was inaccessible to re-run was spliced on proper terminal strips behind the original panel @ Dog House and are easily accessible. All runs are properly routed from new panel location. There are additional breakers for the expansion of circuits.

A second 30 Amp panel is located at the Navigation Center. This panel is a simple 3 circuit dedicated to the Air-conditioning and Work Bench Power Circuit with room for expansion.

Additional circuits have been added for starboard salon, air conditioning space, and work bench area from the second 30A sub panel.

All wire and connectors are Marine Grade. Most components are Blue Sea and Ancor Brand or equivalent ABYC approved materials.

Fuel and holding tanks.

In 2018, both fuel tanks were pumped out, flushed, and treated. New fuel delivery and return lines to both tanks were replaced with proper lines and are date stamped. The Racor fuel filter was also rebuilt as was the fuel selector switch. All Fuel filters are up to date as well. Extra Racor service components are on board and stowed.

Both old holding tanks for the sanitation system have been replaced/upgraded to modern standards, as were all sanitation lines. All head and service parts are 100% Raritan and there are plenty of new replacement parts on hand.

The keel is a Centerboard type with a draft of 4'6" board up, 9' board down. This is a must for the Florida Keys and any other shallow water sailing area.

All safety gear is up to date. Flares, fire extinguishers, radios etc. There are plenty of PFD's and throwables, including a lifesling. There are many docklines including a set heavy duty storm lines. A spare anchor is also stowed onboard. A Honda 2000 generator with several electrical accessories is also included.

There are also many more spare parts and accessories for the boat and come with the purchase, just ask for any more details. Emails only please. All personal property not included.
